Do It Yourself Air Conditioning Maintenance

As we go about our day to day living, technology is one of the main drivers of our survival during these times. Sometimes we tend to forget the importance of how it actually works as we depend too much upon it. One of those technologies to which we depend is Air Conditioning.

Proper and scheduled air conditioning maintenance is essential in making sure that your air conditioning unit will be operational as long as possible. You will not have to search for a new air conditioning unit, if it is maintained properly, and it will also cost you less.

Air conditioning unit can be divided into two categories, whether you live in US or UK: One which is done by yourself and the other where a skilled repairman is required. Below is a list of ways you can maintain and check the performance of your air conditioning unit without the help of an air conditioner repairman.

Maintaining your air conditioning on your own can be a tad tricky but knowing the basics should keep your unit working efficiently for years. These are just a few pointers you need to remember:

Air Conditioner Filter Maintenance

How many times one needs to maintain the filter rely on the location of the air-conditioned room. Some would suggest a frequency of once a month, while some would suggest once every three months. Few people say to maintain it once every three months where as some say to do that once a month. No fixed frequency is actually the fact. It is actually determined after two or three filter maintenances. Maintenance of the filter could also mean replacing the filter for disposable ones, or washing it for electrostatic filters.

Maintaining the Condenser and Evaporator

Evaporator and condenser gets damaged in the fin sometimes, which is quite common. Remember though, that this problem is easily identified and rectified using a fin comb. Doing the external cleaning of the condenser and evaporator can be done without involving water or cleaning foam . The combination of a fin brush and a vacuum cleaner should do the trick quite nicely. With the turned off electricity one can also use a cleaning foam and water as the best way to do that.

Tube Insulation Care

The least problematic area within air conditioning unit is probably this. A good check would be to find damaged parts of the insulation and exposed parts of the vapour return line.

Remedies for this include: Getting a synthetic rubber tube insulation and matching it with the vapour return line size, removing the damaged insulation if there is any, cutting the required length of the insulation and covering the exposed tube length and lastly securing the insulation by wrapping the ends with a cable tie or better still with insulating tapes.

Condensation Pan and Drain Care

The most simple air conditioning maintenance one can do is Condensation Pan and Drain care. Undesired moss formation, clogging and evaporator unit flooding happens due to overlooking this. Every month following things can be done :

* Test the water flow from the pan. Better still, use warm water mixed with detergent.

* Clogging can be controlled by Cleaning any debris and dust from the drain inlet.

* To control over the moss formation Clean the condensation pan with detergent and wipe it.

* To take out the dead insects or remaining water within the line Use a wet and dry vacuum cleaner at the outlet drain line.

Simple Damper Maintenance

A damper in an air conditioning system may be operated manually or automatically using an electrical motor, hydraulic system or a pneumatic system. These dampers will have Linkages and a Pivot. Seizure of dampers can be stopped by cleaning of these points from dust and debris. Simple spray lubrication of these points is done to stop a squeaking sound. Ensuring the wipe off of the excess oil is required. This maintenance may be carried out at quarterly intervals.

Acidity Test

This test is used to check for acidity in the refrigerant or lubrication oil. This test is extremely important in making sure that the compressor will not fail prematurely from parts erosion and corrosion. Due to excessive temperature rise acid formation within the system happens which disintegrates refrigerant into chlorine based, or fluorine based acid. insufficient lubrication, or insufficient cooling from the return refrigerant vapour are the normal reasons for excessive temperature rise.The test can be performed by attaching a bulb to the vapor line service valve, and analyzing the color change of the litmus element.

Simple Leak Detection

Leakage on air conditioning tubes create the fear of refrigerant loss and finally no cooling or heating. There are three common simple leak detection methods you can do on your own: Soap Test, Electronic Leak Detector and UV Light Test. These days the most commonly used method is the Electronic Leak Detector, with lightweight construction, and accurate pinpointing of the leak position on the tube, or other air conditioner parts . Leaks are treated by either part replacement or repair by tube soldering or welding.

Simple Fan/Blower Diagnostic

Before performing this diagnostic for fans and blowers include spinning these, and listening for any metal rubbing, or rough noise, electricity supply must be turned off. To spin these feel even if it takes some extra effort. Improper lubrication or bearing wear is indicated by a "rough" feel. To treat this issue Wipe off the previous grease/oil on the motor shaft and apply new grease/oil. Bearing replacement may be required if the problem continuous.
